Sullivan Mitchell Residential was founded to help meet Canterbury's ongoing need for well-built, well-located homes. Rather than handing a project between separate feasibility, design, construction and sales teams, SMR keeps every stage under one roof: feasibility, design, construction and sale, so every project stays true to the vision it started with.
That full-lifecycle approach shapes how we design too. Homes that are low-maintenance, well-built, and designed to last, with the kind of shared community feel that turns a subdivision into a neighbourhood.
Our footprint spans Christchurch, Lincoln, Rolleston and Prebbleton: growing towns where demand for quality housing continues to outpace supply.

Steve Mitchell
Director
Two decades in architectural design and construction inform Steve's hands-on approach to every SMR development. He leads the design and build side of the business, from first concept through to the finished home.
Mike Sullivan
Director
With more than 20 years across IT, entrepreneurship and business advisory, Mike leads governance and strategy at SMR, keeping every project disciplined, transparent and aligned to plan.
“Sullivan Mitchell” is Steve and Mike's own names. Every development that carries it is one they stand behind personally.
